Booking terms and cancellations

Terms of service

Naaranlahti applies the following conditions to bookings, reservations and cancellations of bookings connected with its cottage and room/ appartment services (bed and breakfast, half board, full board). These conditions become binding on both parties once the client has paid the deposit referred to in these conditions, or has paid both the deposit and the final payment at one and the same time.

Booking and payment
Naaranlahti will send the client a written confirmation/invoice which will include the name and address of the accommodation. Any complaints about the invoice must be made within 7 days of the invoice date. The rent must be paid into the Naaranlahti`s bank account indicated in the booking confirmation. The name of reservator and reference number/ number of invoice must be mentioned in payment. A booking is considered to be confirmed once the client has paid the deposit (30% of the final sum) by the due date (14 days from the invoicing date), or has paid both the deposit and the final payment at one and the same time. If a booking is made within less than six (6) weeks before the commencement of the rental period, the deposit will not be invoiced separately. If the total deposit is less than 70 €, the entire sum must be paid, in full, within 14 days of the invoicing date. If the deposit or final payment is not paid by the due date, Naaranlahti is entitled to cancel the booking.

Cancellation or change of booking
All cancellations must be made to Naaranlahti in writing (by letter or e-mail). A cancellation shall be considered accepted only after Naaranlahti has sent the client a written confirmation of acceptance. In the case of a cancellation, the client will forfeit the deposit. If the cancellation is made less than 28 days before the commencement of the stay, the client will be required to pay the entire sum for the accommodation. If it is possible to rent the accommodation to another person or party, from whom an equivalent sum is obtained, the deposit only will be retained by Naaranlahti. The foregoing notwithstanding, all sums paid to Naaranlahti will be refunded to the client, with the exception of the deposit, if the client, or a person from the same household, falls ill, has an accident or dies. In this case, cancellation must be notified to Naaranlahti without delay and properly verified, e.g. by a doctor's certificate. If the cancellation is made during the course of the holiday, payments already made by the client will not be refunded. A change in the location or in the actual rental period must be made at least six (6) weeks before the commencement of the stay. Changes made after this date will be treated as a cancellation of the previous booking and a subsequent new booking.

Entitlement of Naaranlahti to cancel a booking
In the case of force majeure, Naaranlahti may cancel a booking. In this case, the client is entitled to a full refund of the sum paid.

Accomodation in rooms and appartments
Bed and breakfast (B&B) includes, in addition to accommodation, breakfast and bed linen. Half board covers, in addition to accommodation, breakfast, one meal a day and bed linen. Full board covers, in addition to accommodation, breakfast, lunch, dinner and bed linen. The owners attend to the cleaning at the end of a stay. The client is responsible for cleaning the accommodation during the rental period. Clients should inform the holiday location in advance, if they intend taking pets to the accommodation.

Holiday cottage accomodation
The key(s) to the cottage will be handed over to the client at the time of arrival as estimated and notified to Naaranlahti by phone or in writing. In the case of a one-week stay, a cottage will be at the client's disposal from 16.00 (4 pm) on the day of arrival, to 12.00 (12 noon) on the day of departure. In the case of a weekend stay, the cottage will be at the client's disposal from Friday afternoon at 16.00 (4 pm) to Sunday evening at 18.00 (6 pm). The weekly rent for detached cottages covers the accommodation, sauna and free use of a boat. The rent for a cottage covers the furnishings, cooking and eating utensils in it, as well as fuel for heating, cooking and lighting purposes. Mattresses, blankets and pillows are included in the rent aswell bedlinen and towels for reserved number of people, when reservation period is a week or longer.  The client is responsible for cleaning the cottage during the rental period and on departure. Should the client fail to do so and the owner be obliged to clean the cottage before the next client arrives, the owner shall be entitled to make a supplementary charge of no less than 80 € for the cleaning. Clients should inform the holiday location in advance, if they intend taking pets to the accommodation. The maximum number of people using the cottage must not exceed the number of sleeping places indicated in the description. The use of a tent or caravan on a holiday cottage plot is forbidden.

Compensation for damage caused
The client is responsible for paying and informing the owner direct for any damage caused to the cottage or its contents by him/her during the occupancy.

Complaints
All objections and complaints regarding the holiday accommodation must be made immediately the cause for them arises during the holiday period and directly to the owner. Should the matter still not be satisfactorily attended to, the client may make a written complaint to Naaranlahti. Normally, this should be done within one month of the end of the rental period.

Disputes
The contracting parties shall first and foremost attempt to resolve the disputes by an agreement. If no reconciliation is achieved, any disputes arising from the agreement shall be settled by Savonlinna district court. The contract shall be governed solely by Finnish law.

Right to alter prices
Naaranlahti reserves the right to correct errors in the price list(s) before a rental agreement is made. After an agreement has been made, Naaranlahti is entitled to raise, and similarly is obliged to reduce, the agreed price, if the taxes or public charges affecting the price of the holiday service change.
